Stories of schools being evacuated
because of mold-contaminated classrooms, or debilitating health claims by occupants of
newly constructed buildings have been reported in our newspapers daily. Whether it is media hype, or valid concern, the issue of
"toxic mold" is on the minds of everyone. Monitoring
for biological contaminants in the ambient air and on surfaces is not an easy task; each
approach has its advantages and disadvantages. Knowing
when to use a cost-effective screening test or a full assessment to evaluate the presence
and identity of mold in the indoor environment takes a thorough review of the factors
involved. Selecting the correct strategy
requires the specialized skills, which senior staff members at The Cohen Group have developed from the hundreds of indoor environmental air
quality assessments performed for building owners, their agents, developers, and
construction specialists. The Cohen

To maintain
scheduling requirements, construction of the interior elements of a large, new high-rise
building began before the exterior walls, roof and window systems were complete. Due to water intrusion from winter rains, trash
and ventilation shafts and perimeter wall cavities were significantly impacted with
visible mold. Construction was halted until a
methodology for remediation could be developed.
The Cohen Group
was retained to identify the locations and extent of water intrusion and mold growth in
the building. A strategy was developed to
inspect each floor, collect samples to confirm suspect mold growth and, where needed, to
develop a protocol for remediation. The Cohen
Group was asked to manage all aspects of the remediation project so that construction
could continue during the remediation work.
Following a
significant effort requiring daily contact with the owner, insurance representative,
general contractor, and remediation contractor, The Cohen Group was able to confirm to the
satisfaction of all affected parties that remediation was completed and that mold levels
inside the building were no different than the outdoor environment. The building was completed and is now occupied.
